Sales – Upon receipt of executed contract

 Review contract and open file
 Contact all parties to obtain necessary information to coordinate closing
 Prepare sale documents: 
       o Warranty Deed with Schedule A 
       o Conveyance Tax Forms
       o Owner’s Affidavit
       o Non-Foreign Affidavit
 Review title search 
 Order payoff(s)
 Obtain necessary lien release(s) – i.e.: utility liens, UCC liens
 Prepare Seller’s HUD figures
 Prepare Seller’s Disbursement Statement
 Submit payoff letter(s) and check(s) to the bank *
       * All wires will be the attorney’s responsibility to execute and confirm
 Close file and return to your office

**If Probate documents are required, there will be an additional fee.

Short Sales

* All Short Sales will be individually priced according to the status of the file.
