Sales – Upon receipt of executed contract
• Review contract and open file
• Contact all parties to obtain necessary information to coordinate closing
• Prepare sale documents:
o Warranty Deed with Schedule A
o Conveyance Tax Forms
o Owner’s Affidavit
o Non-Foreign Affidavit
• Review title search
• Order payoff(s)
• Obtain necessary lien release(s) – i.e.: utility liens, UCC liens
• Prepare Seller’s HUD figures
• Prepare Seller’s Disbursement Statement
• Submit payoff letter(s) and check(s) to the bank *
* All wires will be the attorney’s responsibility to execute and confirm
• Close file and return to your office
**If Probate documents are required, there will be an additional fee.
Short Sales
* All Short Sales will be individually priced according to the status of the file.
